what is the best way to get into rental housing or real estate investing?

i have a buddy who has all the financial backing that would be needed, i just need a little direction...

Number one thing is to educate yourself. Start reading fatwallet.com, they have a great forum on investing.

I would recommend books by John T. Reed.
